SAMPLE SPECIFICATIONS
PLANS AND SPECS
- Plans and specifications supplied and paid for by the Owner.
BUILDING PERMITS AND FEES
- Building Permit is paid for and provided for by the Owner.
EARTHWORK/GRADING
- Excavation, Backfilling, and grading are for the foundation areas only unless otherwise stated. The foundation cuts shall not exceed 4 feet in depth. Any additional depth will be charged as a change order. No rockeries, landscaping, topsoil, etc. are included in this bid.
- All excavation materials will remain on the site. No material export is included in this bid.
- Excavation is an allowance.
- Trenching for power includes trench and backfill, conduit may be required due to soils conditions and will be a change order if required.
- All fees to the power and water districts are paid by the owner.
- Pitrun is considered for backfill in the garage.
TEMPORARY FACILITIES
- A temporary power pole will be installed.
- Electrical bills will be paid by the owner.
- All utility expenses will be paid by the Owner.
- A temporary toilet facility will be installed and paid for by the contractor.
- Propane heaters will be included for temp heat during drywall installation if required. Fuel will be provided from the owners tank.
- All non combustible construction debris will be picked up and removed from the site by the contractor. All combustible materials will be left on site for the owner to burn or dispose of.
FOUNDATION
- Walls and footings are of a concrete mix in accordance with the local building ordinances.
- Refer to the drawings for the sizes of walls and footings and amount of steel reinforcing. This shall be in no way less than the minimum code.
- Foundation walls are to be stepped based on grade. Any additional depth will be charged as a change order per the terms of the contract.
- No walls over 4 high are considered
- Garage walls are 2 high and backfilled with select backfill and compacted.
FLATWORK
- Concrete flatwork in garage only.
- All floors will be poured over select backfill that has been compacted.
- Concrete floors are hard troweled.
- The driveway will be gravel per the allowance.
- Floors will be 3 ½ thick 5 sack concrete with fibermesh or rebar.
- Use of chemicals or snow melt products on concrete will cause concrete to spall. Spalling will not be covered under the builders warranty.
FRAMING
- All exterior walls will be 2x6 construction with 1/2 CDX plywood or 7/16 OSB sheathing on walls per plans.
- All floor joists, trusses, rafters, beams, and framing steel to be mill certified per the drawings.
- See the drawings for all sizes and gauges.
- Seizemic straps and hardware per plans.
SIDING
- All exterior walls to have 15# felt or Tyvek building paper under the siding
- Cedar bevel lap siding has been priced
- The exposed 2nd story will be cedar shingles.
- Fascia and all trim will be tight knot cedar
- Corners & trim to be 1x4 and 1x3 tight knot cedar
- Porch soffit to be rough sawn T1-11
- Eaves to be open
- Porch posts per plan
- All deck and porch materials will be provided by the contractor
- Contractor will frame the porch and deck and build the railing systems
- The decks will have 5/4 x 4 Tight knot cedar decking
ROOF SYSTEM
- Furnish & install ASC Building Products Inc. Skyline 26 gauge standing seam metal panels.
- Installation includes all paper, eave, gable, ridge & flashing.
- All special fabrication that may be required is included
- Color to be determined
- Peak Construction will guarantee workmanship of the installation to be completed and watertight free from leaks for a period of one year.
- Metal roofing will be warranted by manufacture as stated by manufacturer
INSULATION
- Exterior walls to R-21 FG Batts & Poly Vapor Barrier
- Rim joists to R-21 FG Batts
- Attic to R-38 Blown Fiberglass
- Crawl Space to R-30 FG Batts / Wrap water lines with R-11 FG Batts
- Ground cover to Black 6mil Poly
- Foam Rope all Windows
- Caulk Electrical Boxes & Plates
- Vent Baffles as needed
DRAINAGE
- Footing drains are included and will be daylighted below the house.
- Drains to be 4 rigid perforated with Ύ washed rock and filter fabric.
- The exterior concrete walls will be sprayed with a sealer for waterproofing.
MECHANICAL
- Installation of gas furnace (propane)
- Installation of supply and return air duct systems
- Venting of bathroom, laundry and kitchen
- Gas piping to furnace, water heater, range and dryer (total of 4 appliances)
- All ductwork shall be desined for 600-700 fpm velocity at supply registers and 400 500 fpm velocity at return grilles so proper mixing of air can take place at acceptable noise levels.
- Thermostat, control wiring, girlles, registers, and all other parts and materials necessary to complete the installation in a timely and professional manner.
FIREPLACE
- Allowance for fireplace is $1,500.00.
- Interior face of fireplace will be covered with a river rock face and the exterior will match the plans and be cultured stone as well.

- Window openings are per the drawings and must adhere to applicable codes
- Shower doors are to be clear glass, standard color and design, installed
- Mirrors are Ό plate above vanities
DOORS
- Interior doors are 1 3/8 thick. Sizes per the plans.
- All interior doors will be pre-finished 4 panel Hemlock doors with Hemlock jambs and casing.
- Exterior doors are 6 panel smooth fiberglass or equal.
- Exterior slider doors are Jeld~Wen Vinyl French rail style
CABINETS
- Kitchen cabinets are custom Hickory.
- Face is solid wood and interiors are plywood.
- Doors are shaker style.
- Cabinets will be stained to meet the customers color selection.
- Granite Solutions on kitchen counter with prefab 1 ½ radus self edge installed in the kitchen with a 4 high granite back splash.
- Master vanity to be 6x6 tile installed with a v-cap sd/e and a one tile high back splash
- Hall bath vanity to be plastic laminate with laminate self edge and wood backsplash by others.
- Owner to meet with cabinet contractor to go over details prior to construction
- Cabinet price is an allowance for material and labor
APPLIANCES
- Appliances allowance is $2,458.00 and $500.00 dollars for installation allowance.
- Contractor to install all appliances (does not include washer or dryer).
INTERIOR WALL FINISH
- Provide material and labor for drywall.
- Installation: all new drywall. All corners will be square. Windows will wrap in wood
- Taping: prepare for texture
- Priming: Apply (1) coat of drywall primer before texture
- Texture: apply a light texture
- Options:
- Round corners - $270.00
- Wrap all windows square corners $1405.00
- Wrap all windows round corners $1885.00
INTERIOR TRIM
- Windows will have full hemlock wrap and case
- 4 panel Hemlock doors
- Casings are 1 x 3 hemlock
- Base 1 x 4 colonial hemlock
- All wood to be prefinished to owner color spec
- Closet shelving will be white melamine
FINISH FLOORING
- #1 Common read oak 2 Ό hardwood installed in the nook, kitchen, pantry, hall and the linen closet with two coats of Swedish finish natural.
- Alternate 2nd sealer coat add $887.25
- Entry will be vinyl with allowance in bid
- Master tub has changed to a claw foot tub so tile was not considered for this.
- Congoleum Prelude or equal vinyl in the hall bath, utility area, furnace area and master floor
- Carpet will be Mohawk Color center 100% nylon installed over 6lb rebond cusion.
- Carpet on stairs will be mushroomed.
PAINT
- Interior Walls-Spray and backroll 1 coat flat latex primer. Spray and backroll 1st coat, Spray Top Coat Latex eggshell (price is for one color throughout). (For spray and backroll 1st Prime Coat and Spray Top Coat in Flat Latex $750 (Bathrooms get Semi-Gloss)
- Exterior Walls-Spray and backroll One Coat Clear or Semi-Trans on Body Spray Second Coat. Trim gets 2 Coats Brushed and Rolled of Semi-Trans or if Paint is requested we will use 100% Acrylic Satin.
- Caulk millwork to walls and putty millwork. Shcedule to do putty prior to carpet and do caulking during final touch up.
- Prep & paint with semi-gloss alkyd enamel on front door inside and out.
- 8 hrs of touchup per house included, additional would be at $40/hr. Touchup due to imperfections caused by Claffeys will not affect your 8 hours.
CLEANUP
- The building will be completed in a generally clean.
- Interior to include vacuuming of carpets and cabinets. Clean all woodwork, windows, inside and out, plumbing fixtures, appliances, floors and light fixtures.
- Dump fees and hauling of debris by contractor.
OCCUPANCY
- Final inspection approval of the building permit by the building inspector shall constitute substantial completion. A final walk through with the owner will be completed prior to Senger Construction LLC leaving the site.
